Fix A Leaking Tap – Manly

The main reason for a leaking is usually the result of a worn or damaged washer. It is very simple to fix. If you want to save yourself some money, then read the article below instead of calling out an emergency plumber. Plumbers will charge you more to attend your house on the weekend so read this article carefully. Below is a step by step guide to replace your washer.
To replace a washer, you need to know what size the washer actually is.  As a rule of thumb is:
  • Taps which turn on and off with a quarter-turn, have a ceramic disk inside a replaceable cartridge.
  • Taps which need to be turned several times have rubber sealing washers. It is very common that basin and bath taps have different sized washers.
  • Mixer type taps usually have much smaller washers.
When you go to the hardware store,  take your old washer to the hardware store, or buy a bag with several different sized washers. Washers are dirt cheap.
The tools required to replace the washer are a spanner, screw driver, some wire wool, a cloth, and a new washer.
1.  Turn off the main water supply to the faulty tap.  There might be a valve for the entire house. It could possibly have its own valve, which turns off the supply to only that basin, sink or bath.
2.  Turn the tap on full to check that the water supply is switched off. There should be a small drip or trickle of water when complete.
3.  Take off the faulty tap.  Usually, the tap can be pulled off, or you might need to remove the hot and cold indicator disk and then actually pull it off. It that does not work, it might have a small screw beneath it.
4.  You should now be able to see the stem of the tap, with a brass nut holding it in place. Unscrew the nut with a spanner, and lift out the tap stem.  The washer is on the underneath of the piece.  Remove the washer, and clean off any corrosion or scale using the wire wool.  Put on a new clean washer of the equal size.  You should be able to just push it on, or, it may be held on with a very small nut.
5.  Put the tap back together, turn the water supply back on, and you have fixed the leak and saved yourself money!

Manly Plumber Duties

Hot Water System Choices Plumber Manly
  • Natural gas – can be used in storage water heaters and continuous flow hot water heaters.  Natural gas systems are rated according to their energy efficiency & come in both internal and external models.  Gas storage heaters have a smaller capacity than off-peak electric heaters as they are able to heat the water up at any time of the day or night as opposed to within a certain time period.
  • Off peak electricity – has similar using costs to a natural gas system but is only available where the hot water system has a storage capacity 160 liters or more.  The hot water is heated overnight for use during the day.  It cannot be used by continuous flow systems and is available for both internal and external use.
  • Solar energy – can provide up to eighty percent of your hot water free of charge, making it a very environmentally friendly option.  They are the cheapest systems to operate but do have a high initial purchase price.  All solar hot water systems come with a “booster” source of power  to provide hot water during times when there is little sun.
  • Peak electricity – is used for electric flow units and storage water heaters that are smaller than 160 liters in capacity.  They can be very expensive to run but are very popular in areas where space is limited such as in building units and apartments.
  • LPG – is used in areas where natural gas isn'y available.  It is suitable for both continuous flow and storage hot water systems.
  • Solid fuels – this includes wood, coal and briquettes, so the cost of the fuels can vary widely.  Solid fuels can be used on their own or with off peak electricity or solar in constant pressure systems.  They cannot be used with mains pressure systems unless a heat exchanger is used and cannot be used in continuous flow hot water systems.
  • Heat pumps – is high efficiency and uses around seventy percent less electricity than other hot water systems.  They work by extracting heat from the atmosphere using a refrigerant gas and a compressor.
Hot water system suppliers can assist with:
  • Advising on choosing a suitable hot water system
  • Installation
  • Service and repairs
  • Supply of the hot water unit
  • Minor plumbing

Increase the years of your Hot Water System

As your house starts to age, there are certain maintenance issues that need to be managed. Examples include air conditioning, window seals, garden maintenance and more. Very often people ignore maintenance on their hot water system. This can result in replacement of the system every few years or less.

There is a fix to extend the life of your hot water unit. By replacing the anode valve every two years you could double the life span of the system. The best part of all this is that you do not need a plumber to replace an anode valve. You can do it. An anode is the long metal rod that runs from the very top of the hot water system to the very bottom.

Savings to be made by replacing the anode valve every two - three years.
·     Anodes cost about $50
·     4 anodes will cost about $200
·     Approx cost to install a hot water system $500
Using this method, you will save about $300 plus the cost of a new hot water system every ten years plus a whole lot of headaches.

Manly Plumber 101 Tips

The Plumbing Basics

Plumbing is very basic as it follows three rules:
1.     Gravity
2.     Pressure
3.     Water requiring it’s own level.
If you can understand these fundamentals, then you are on the right path to understanding the great mysteries of plumbing. This will help you in making many fixes in your home’s plumbing system thus saving you lots of trouble, time and heaps of money!

Every home plumbing system is structured with two different subsystems that are actually very logical. The first system supplies mainly fresh and clean water into your house or business. The second system removes used water. Water that enters your home or business is under great pressure, which forces it to travel. This pressure ensures that the water can travel upstairs and wherever it is required. To monitor the amount of water usage in your location, the water travels through a water meter.

All plumbing systems contain a main water shutoff or stop valve. Usually, this is located close to the meter. In most plumbing emergencies, the first thing to do is quickly locate the stop valve to turn the water inflow off. Its very important you turn the water supply off quickly, as your house or business will be flooded within no time.

However, should you discover that the plumbing issue is located in a sink or toilet, then you do not need to use the shutoff to stop supply to the entire plumbing system. It is very common that most fixtures have a stop valve to prevent further flooding.

Cold water incoming to the home is immediately ready for your usage. However, your hot water will require another step prior to your use. A pipe carries the cold water to your hot water system. From the hot water system, a hot water pipe transports the boiling hot water to all taps and appliances that require use. In order to maintain the temperature on the hot water system, a thermostat maintains the temperature that you set. The devices heating elements automatically turn on and off to maintain your required temperature. The recommended hot water temperature for a home is somewhere between a hundred and forty degrees F and one hundred and sixty degrees F. However, some homeowners set the hot water temperature to a hundred and twenty  degrees Fahrenheit as its more economical.

Additionally, it is common that some dishwashers require high water temperatures to help with the drying process. In these cases, the dishwasher will contain their own mini water heaters to increase the temperature by an additional twenty degrees Fahrenheit

Shortlist to prevent plumbing problems

Test Your Main Water Valve
The main water valve controls the water system in your home. Your first action to take with a burst pipe in your home or business is to turn off the main water supply. This will aid in preventing further leakage or damage until a qualified plumber arrives. The water supply valve is typically located near the main water supply to your home. It’s important that the valve be in working condition at all times.
There is a simple way to test that the valve is working. Go to your bathroom and turn on the water in a sink or bathtub. Turn off your main water valve. The water should completely turn off. If the water continues to run, it means your water valve is damaged or broken. You will need to consider calling out a professional plumbing company such as Melbourne 24 Hour Plumbing ,Geelong 24 Hour Plumbing or Mr Plumber Sydney to replace the control valve.
Take Care of Your Drains
Plumbers often remove a variety of unexpected items from drains including hair and grease. Drains that are not taken care of can become blocked over time. To prevent blockages from occurring, it is of importance that no fat and grease is poured down your kitchen drain. Moreover, avoid allowing excessive hair going down the shower drain in the bathroom. Ensure your children’s small toys are not flushed down the toilet!
One of the major causes of blocked drains in Australia in tree roots. Tree roots cause large amount of damage and often causes recurring blockages. Tens of thousands of dollars are spent removing tree roots from drains across Australia ever year. We strongly suggest that you consider choosing where to plant trees and what species of tree to plant. Many local council websites have recommendations of what trees to plant. Its important that you spent some time planning of what trees to plant and where. This will save you money in the future.
Check Any Leaks
Leaky fixtures and faucets may indicate internal problems such as missing or broken o-rings or loose pipes. We recommend that you take care of minor leaks before they become big nuisances. The bigger the leak, the more expensive it is to repair. By removing the faucet spout, you will be able to check the o-rings and if required, replace them. If your sink still leaks, it is a great idea to call a plumber to do a routine inspection. Repairing minor damage will save you a lot of money in the future. Moreover, fixing water leaks will save you money on your water bill. Its also great for the environment to save water!
By maintaining the plumbing in your home or business, you will be able to prevent major plumbing emergencies that could end up costing a significant amount of money. Calling a plumber to fix minor leaks and other issues before they get worse is a great way to invest in your home and increase your peace of mind. Maintenance is essential to any home or business!

Hot Water System ins and outs

Considerations
When buying a hot water system, it is important that you choose one that fits your needs.  Do not focus solely on the purchase price – also consider how much it will cost to run over its total lifetime.  If possible, look for an energy efficient system.  Also look at things such as how easy the system will be to install, how easy it is to run and maintain, and what kind of warranty is offered.
It is a good idea to ensure that the system is located as close as possible to all of the major areas in the home to use hot water – the bathroom, the kitchen and the laundry.  If you cannot find a suitable central location, then install as closely to the kitchen as possible.  This will help to minimize the lengths of pipe, keeping the cost of installation lower and preventing heat loss from the pipes.  It will also help to reduce the amount of time that you have to wait for hot water to come through from the taps, minimizing water wastage.  Finally, make sure that the hot water system is sheltered in order to prevent heat loss from the tank itself.
Types of Hot Water Systems
The two main types of hot water systems that are available are storage water heaters and continuous flow (or instantaneous) water heaters.  Both of these systems are suitable for the average household.  Storage water heaters heat the water, which is then stored in an insulated tank for use throughout the day.  They are most economical when run on solar energy, natural gas, or off-peak electricity.  However, you can also run them on LPG, peak electricity and solid fuels.  If you have a mains pressure system, the hot water will come through at the same pressure as the cold water does, meaning that more than one hot water tap can be turned on at the same time without any loss of pressure.  Constant pressure systems deliver the hot water at a lower pressure than mains pressure systems and are normally located in the roof space of a home.  The amount of pressure depends on the vertical height between the tank and the point of use.
Continuous flow or instantaneous water heaters heat the water, as it required, removing the necessity for a storage tank.  This also means that it is impossible to run out of hot water.  Because they are significantly smaller than storage water heaters, they can be installed internally or externally on a wall or in a cupboard.  These heaters are connected to the mains water supply and deliver heated water at a slightly reduced pressure than cold water.  Adequate amounts of hot water can be delivered to one or two points within the home at one time and some units have electronic controls to deliver precise temperature control.  However, it is vital that these hot water systems are correctly sized according to how they will be used.  Continuous flow heaters operate the most economically on natural gas but they can also use LPG or general tariff electricity.
The best method to find out about a hot water system is to get in touch with a professional plumbing business such as Melbourne 24 Hour PlumbingMr Plumber SydneyMr Plumber Perth or Geelong 24 Hour Plumbing

Use a Professional Manly Plumber At All Times

When it comes to your plumbing needs, you may be tempted to go with someone based on the lowest price. Sure you may have a small budget, everyone does, but this is not always the best way to go. I’m sure you have heard the old saying, you get what you pay for? Well this is often true when it comes to a quality plumber. Let’s start with the importance workmanship. Hiring just some random guy may not be the right idea, especially if it’s a big job, like clearing out a drain. Sure he may be able to get a pipe snake down there and get it cleared, temporarily, but what if you have large roots in your pipes? They probably won’t have the tools or equipment to inspect the pipes properly, such as a drain camera that travels down the drain pipes, identifying problems along the way. Will they have the tools to completely clear the pipes and correct the underlying problem permanently? Probably not. In fact, many of these low budget plumbers will more than likely refer you to a professional like Melbourne 24 Hour Plumbing  Mr Plumber Sydney Geelong Plumber Plumber or Mr Plumber Perth
Another reason to choose a professional company is that you will get faster and better service. A professional company is going to have the tools and equipment to get the job done right the first time, and within a less amount of time. If there are problems that take longer to fix, they are going to tell you before they start, so you know there is going to be a delay.
It is important that you have someone on hand to help you out in an emergency situation. Problems don’t always happen during the day during regular business hours. Usually these emergencies happen in the night or early morning, on a weekend, even on a holiday. Sure a regular plumber may be able to help you in an emergency in most cases, but now you are at their mercy, they can charge you just about anything and you are going to pay it, because you no choice. A professional plumbing company is going to be on call, keeping the same emergency hours, but a good company isn’t going to rake you over the coals to come out in an emergency. If you have used them before, in many cases you may even get a discount. Additionally, a professional company may even offer a maintenance program, where they come out and maintain your plumbing, preventing problems from happening in the first place.
So now you know some of the reasons to hire a professional service when it comes to plumbing and drains.
So the next time you need plumbing or drain work done, turn to the people who know what they are doing. Whether it’s a small job, or a big one, make sure you use a plumbing expert.

Burst Pipes – Finding the Source of the Leak

When copper pipes are run in concrete without lagging or covering over them properly, the pipes can sometimes split. Copper is a material that expands and contracts when heated. Pipes that are run in concrete can split, as the pipe cannot move when the copper naturally tries to expand.
There are companies that specialise in locating the pipe work and leaks, but they should be used in conjunction with a plumber who is experienced in burst pipes. The pipe locators are not always licensed plumbers and will not repair any leaks. It is important that the plumber who is going to repair the leak is present when the pipe locating company is performing their work. Finding the leak is part of the first part of the job and repairing or re-running the pipe is the second part. If a thorough tracing of the pipes is not completed and a re-run is required, this could result in water being shut off to parts of the house or building for a longer period of time than is required.
Some plumbers may have the equipment to trace copper pipes but unless they are using the equipment on a regular basis, it is better to use a company that specialises in this type of work as they can solve the issues much faster and will save you money in the process.
If you have a leaking pipe, ask these questions when calling a plumber:
1. Have you had any experience in tracing leaks?
2. Do you have the correct pressure testing equipment?
3. Do you have the required pipe-locating equipment or use a specialised leak detection company?
Many homes and units that have been built in the last 15 years do not have copper pipes for hot and cold water supply. This makes the pipe locating process much more difficult. These pipes are a plastic poly butaleen and cannot be traced as easily as copper pipes. The plastic hot pipe can be traced using an infrared tool. When the pipe becomes hot by running hot water through it the infrared will show up on the pipe monitor. To find a leak in plastic cold water pipes, you need to connect it to the hot water system. Once hot water is running through the pipe, the leak will show up on the infrared monitor.
Get in touch with a professional plumbing business such as Melbourne 24 Hour PlumbingMr Plumber SydneyMr Plumber Perth to help you locate your leaking pipe.
If you have an issue with a blocked drain Manly or hot water system Manly, then you need a 24 hour plumber Manly or an emergency plumber Manly to service you. You might also reach out to a gas plumber Manly to help you. Its important that you have a plumber Manly or Manly Plumber you can trust.

How To Do Plumbing Right The First Time

If you possess pipes that are alive with the sound of squeaking or hammering, you have an issue that can easily be corrected. This is a common problem that occurs in many homes and businesses. You must anchor all exposed pipes as soon as practically possible. Pipes that are contained within the floors, walls and ceilings may need to be attended to by a professional plumber to limit the amount of damage.
Inspect around the toilets for softness in the floors or wall to see if any damage has occurred. There is an easy test to perform to check for this: sit reversed on the toilet (facing the tank) with your feet on the floor. Rock your weight onto each foot in turn and see if you can feel any weakness or “give” in the floor. Early detection of the plumbing problem may save you a great deal of money over time.
A very common mistake that people make is pouring grease or oil down the sink. DO NOT pour grease or other oils in your sink or down your drain. These substances will clog the drain over time as they cool and harden. This is important because the blades will stop working in your insinkerator or garbage disposal if they have fat on them. Dump your oil outside or in a container that you throw out with the regular garbage on collection day.
Whenever you have plumbing work that needs to be done by a professional and licensed plumber, you should schedule all problems to be worked one at one time (if possible and this wont cause further damage). You might be tempted to contact a plumber every time you face a small problem, but if you have problems repaired all at once, you will have time to save money for the fixes as you should be charged one call out fee. Also, combining smaller jobs into one larger job lets the plumber finish his work faster and therefore saves you money.
It is very important to use lots of cold water when running your garbage disposal or insinkerator. The cold water helps the blades that are inside stay sharp, and will keep your disposal running smoothly for a long time. Avoid using hot water, as this will liquefy grease, causing it to build up in the drain and obstruct your pipes, which may result in a plumber attending your house.

Five Common Reasons For A Blocked Drain

The five most common causes of blockages are:
Strange objects or debris
Choked or blocked drains can occur when foreign objects or materials such as hair or soaps, fats or food build up and become caught between the drainpipe and the pipes that flow underneath the home. At first the material may not fully block the drain, but over time materials will continue to collect which will prevent water from flowing freely and could eventually cause a blockage. Toilets regularly block up due to too much toilet paper, sanitary items and even nappies being flushed down the pipes. Young children are often the culprits for blocked toilets and drains. They have been known to flush a full roll of toilet paper, a kid’s toy and even the toilet brush. A blocked toilet is very unpleasant and requires immediate action.
 Big rains or storms
Outside drains may become blocked after storms or heavy rain downpours collecting leaves, dirt and other matter that can build up and block drains.Blocked drains during heavy storms are very common as they are generally not designed to manage huge volumes of water. Blocked outside drains can cause flooding and damage to homes and businesses.
Damaged pipes
Another cause of blocked drains can be a damaged pipe. If a pipe is broken the water cannot flow freely and it may collapse, causing the drain to have a blockage. The most usual causes of broken pipes are poor installation, age and tree roots. Tree roots cause huge damage underground and these types of blockages may require detailed investigation of underground pipes to identify where the problem is occurring. Underground pipe repairs can be disruptive and expensive depending on how difficult it is to access the problem area.
Incorrect pipe installation
With the dramatic rise in popularity of do-it-yourself (DIY) repairs and home renovations, there has been a large increase in poorly installed plumbing and drainage pipes. Pipes may become misaligned or completely collapse if not properly installed. Choosing the right pipes is an integral part of any plumbing job and so it is vital that you have a full understanding of the pipe work required to do the job. Incorrect installation is not only dangerous but could also damage other parts of your or your neighbours’ property, causing great expense to you and them.
Water flow problems
Water does not flow uphill and drainage is all about gravity. Incorrect pipe installation with inadequate falls could contribute to the build up of particles and debris and could eventually result in a blocked drain. It is important that pipes are installed correctly to ensure adequate water flows. Drains become blocked for a wide variety of reasons, so it is important to understand what the underlying cause of blocked drainage is. Blockages can build up over a period of time and you may get some early warning signs that there are some obstructions to the water flow. These include gurgling sounds after you flush a toilet, the water level in your sink or bath draining very slowly, and bad smells from sinks or drains.
Some blockages can be easily cleared using a plunger; however treating the symptom may not address the underlying causes of the drain blockage. If you have ongoing drainage problems or need to repair or lay drains, the best practice is to call a professional plumber. Using a professional plumbing service will ensure the job is done properly and save you money in the future.

Preventing Blocked Drains

Tree roots are usually worse for drainpipes than a typical blockage. An issue occurs in that even when roots are cleared that penetrated the drain pipes, the pipes still remain damaged The water that leaks out of the drain will attract more tree roots which may then enter the drain, and cause it to block up again.
A pipe that penetrates tree roots also often creates a ‘lip’ that serves to catch material flushed down the drain. This makes it easier for the drain to become blocked. The only permanent and recommended solution for drains that continually become blocked by roots is a  blocked drain http://manlyemergencyplumber.com.au/blocked-drain-manly/camera inspection. A drain camera identifies the problem section of pipe. After the problem area is identified, you will need to excavate and replace the damaged pipe.
There are a few steps that can be taken to reduce the risk of a blocked drains caused by tree roots. For all new and replacement drain installations, we recommend PVC pipes as the best below ground pipe material to stop tree roots. When properly installed, there is a much-reduced chance of root penetration. PVC pipes are also less likely to collapse with ground subsidence, and usually come with a manufacturer’s guarantee for 50 years.
When it comes to tree roots, it can be difficult to prevent problems from the roots of tress that have already been there. Having said this, after clearing a blocked drain your plumber can usually identify how far down the line the blockage occurred, where tree roots caused the blockage and which tree or trees are likely to be the cause.
We often recommend that new trees should not be planted in the vicinity of your drain lines. If you are not sure exactly where your drains run, ask your plumber. Before planting new trees it is also worth doing some research into which tree species will best for your garden and your drainpipes. Before you know it, a small plant can very quickly becomes a big tree with an extensive root system that may cause blocked drainshttp://manlyemergencyplumber.com.au/blocked-drain-manly/. Later removal can be very costly, and in a lot of cases may be restricted by your local council.
Many local council websites list known problem tree species that tend to penetrate drains. It is worth having a look at this list! You might spend a little time now investigating what trees not to buy, but this will save you a lot of time and money in the future!
